Over the last 15 years we have had thousands of customers walk through our homes and give us feedback as to what they wanted in a home. Over that period of time needs have changed and desires have changed for what’s in a floor plan. And as we’ve seen those changes occur, we have made small tweaks, and modifications to the plans that we offer.
There are a lot of different ways to design a plan based on the functionality that each different type of homeowner needs. As a homebuilder Colorado Springs, we have asked for that feedback from each different grouping of home shoppers. For the first time homebuyer, there are often very specific needs that they have because they may be looking at starting a family soon or they may plan on living in the home for a few years without kids, and then eventually turning it into a rental property as they move into their next home. Because of those specific needs, we have paid very close attention to the floorplans that are at the bottom end of our square footage range, which typically is what appeals to our first time buyers.
For the customer, who is what we call the move up buyer they are often looking for a home with a little bit more square footage, and typically with a few more bedrooms and a little bit more flexibility. As a homebuilder Colorado Springs, we pay attention to the details for this kind of buyer. we have designed plans that offer offer a flex room option or sometimes to flex room options. We may offer a plan that has a dining room that could also become a bedroom by just adding a wall. Or we may offer a bedroom that can also have the flexibility of opening up a wall with French doors to become the study. we also on the two story plans for this potential homeowner we have created plans that offer a fifth bedroom or optional loft in the upstairs.
For the empty nester Customer, who is just to have their children move out and go away to college or to move for a job to some other part of the country or on the other side of town, we have designed multiple floorplans to fit those dates. The empty nester usually wants to have all of the living space for the owners on the main floor at ground level. Typically they want three or four bedrooms with two or three bathrooms, but they want to have space enough for when family visits from out of town, they can be the ones to entertain. This type of layout will often have a basement with an option to finish the basement as well just in case they have a boomerang child who wants to come back home and move in. We also offer what we call a split plan on a lot of our empty nester floorplan layouts, which gives the most amount of privacy to the owners of the home when they do have out-of-town guests staying in their guest bedrooms.
The split plan puts the master bedroom towards the back of the home on one side and puts the other bedrooms towards the front of the home on the opposite side. This allows for the most peace and quiet for all parties, when an out-of-town guest visits.
As a homebuilder Colorado Springs, we also have to address the needs for several floorplans for the blended family. In this day and age, we know that we are going to have a lot of customers who have a blended family. Sometimes we call it the his, hers and ours plans with these plans. There can often be a family situation where there is an older child along with a couple of younger children and therefore we can offer plans that have a little bit nicer suite bedroom for the older child, and often put the other two smaller bedrooms for the smaller children in a different part of the home, or sometimes on a different level of the home. these types of plans usually function very well for the blended family.
